How we work

Measure first, strip later. Foam only comes off when the timber gives a reason.

Plenty of foam sits quietly for years, and some of it hides damp. A reading on the wood tells us which kind you have, and then we explain your options without pressure.

A street of red-brick terraced houses in Atherton
Atherton's housing

Plenty of Leigh roofs have been converted, re-lined or re-insulated since the original slates went on.

Atherton is a former mill and mining town east of Leigh, with Victorian terraces near the centre and inter-war and later estates beyond. Slate and tile roofs both take a regular soaking. We check what has been sprayed, how far it spreads and what the rafters look like underneath.

Slate or concrete tile, then battens, felt and rafters. We record how each layer is coping under the foam.

Also covering the rest of Leigh — same price, same service.

Before you ring

Questions we get asked

We live in Atherton, just outside Leigh. Do you cover it?
Yes, Atherton is part of our regular area. Give us your postcode when you ring and we will confirm a date.
Why is spray foam under a roof a problem?
Spray foam is applied to the underside of the roof covering. It bonds to tiles, slates, felt and timber, which can hide damp and decay and makes repairs difficult. Many lenders and surveyors treat it with caution, especially where it covers the roof timbers.
Will it stop me selling or getting a mortgage?
It can. Some lenders decline or ask for evidence, and buyers' surveyors often flag it. A written assessment of what is there and what condition it is in is usually what they ask for. What a particular lender will accept varies, so check with your broker.
What does an assessment involve?
An inspector goes into the roof space, records the foam type, thickness and coverage, takes moisture readings on visible timber, photographs what can be seen and notes what cannot be checked. You get a written report afterwards.
How long does it take?
Most Leigh lofts need an hour or two on site, and the written report reaches you the next working day.
Do I have to remove it?
Not always. It turns on the foam type, the state of the rafters and what a buyer or lender will accept. The survey gives you what you need to decide.
Can you tell if the timbers are damaged?
Where timbers can be seen or reached we take moisture readings and record staining, softness and mould. Timber fully covered by foam cannot be checked without removing some of it, and the report says so.
What is the difference between open-cell and closed-cell foam?
Open-cell foam is soft and spongy and lets moisture pass through. Closed-cell foam is dense and sets hard. Both are used in roofs, and the type affects how it can be removed and how risky it is.

Know what is in your roof before anyone else asks.

Spray foam reports in Atherton

Roof space survey in Atherton

Homes close to the old mill streets often have shallow voids and roofs that have been repaired many times. Foam added over the top of earlier repairs can make the layers hard to read, so we photograph each stage.

A written record of foam type, depth and timber condition helps whoever buys next, because they inherit the roof along with the house.
